Buying a Ranch - Hunting, Fishing and Recreation Properties


The term ranch used to mean that a property had enough pasture, range and crop to sustain a herd of livestock and provide the owner a living. The word ranch represents a different property today than it did ten or even five years ago. Today we find very few ranch properties sold on agriculture production basis.

The trend in the marketing and selling ranch property has changed from how many aum’s it carries and what the calves weigh at shipping to buyers looking for properties that maintain ag as a secondary feature. Large ranch properties are harder to find with a high percent being split, very seldom do you see the reverse.

Water is the most sought after amenity with good reason. Most ranches in Colorado and Wyoming and adjoining states could use more water. A property with live water and/or sufficient water rights will certainly be easier to market and sell for a higher price. People in the ranch market place today need to be aware now more than ever about water, how to preserve, protect and develop it.

Hunting & Fishing Properties

The sustained popularity of America's grand traditional outdoor sports of hunting and fishing have also sustained the growing demand for properties that offer landowners big game wildlife and private sportfishing opportunities. The national trend towards honoring our sporting heritage started in the 1970's and is stronger today than ever. Hunting and fishing properties have tripled in price in the past ten years.

Our  northwest Colorado and southwest Wyoming region is home to the largest herd of elk in America. The adjacent White River and Routt national forests are where they live - and that's just one herd! Other major herds live on Black Mountain, in the Snake River Valley and the Williams Fork. The vast, contiguous holdings of protected private land owners in this part of the American west may well be responsible for the very reason we have such abundant wildlife. In addition to enormous concentrations of elk, we have superb mule deer and pronghorn antelope hunting as well. More big game hunters visiting southwest Wyoming and northwest Colorado each fall than anywhere else in America.

Given such abundance, hunting and fishing properties are at a premium with no indication of slowing down. Size does not always matter, sustainable productivity is what drives the recreation market. If a buyer is persistent they usually find a property costing more than they may have initially wanted to spend but ultimately make the investment based on the land's productivity.
