WATER: The Ranch, containing herein described lands, owns numerous water supplies. From the springs at the headquarters, which flows at a tremendous rate of 50 cfs year around, varios springs and reservoirs that supply cattle and all the wildlife with plenty of water in each pasture.

PRODUCTION: This property in its entirety, historically by the previous owner and the current ownership, has leased the grass to the neighboring rancher, which has utilized it with mother cows. Depending on the year, stocked it with from 250 to 350 on a six month basis, allowing enough feed for wildlife. Rustlers Paradise Ranch would be an excellent yearling ranch, due to the large amount of "Blue Stem" grass and an elevation that eliminates most of the normal fly problem. The grasses are a hard variety that puts weight on cattle with the least amount of shrink when shipped.

WILDLIFE & RECREATION: Colorado Division of Wildlife's Unit #2, which encompasses the entire ranch, is world renown for its trophy elk and Mule deer. Elk in the 350 and above class and Bucks 180 are taken yearly by the hunters fortunate enough to acquire a license. This unit is a draw unit for both species. Land owners of 160 acres or more receive applications to a land owner's pool; vouchers are then drawn and allocated to them. The land owners then can sell or give at their will vouchers to anyone they choose. Along with elk and deer, wild turkeys roost at the headquarters and can be seen on a regular basis, mountain lion are plentiful, as well as black bear and Antelope are residents to the ranch.
