FULL DESCRIPTION: The Weber Ranch historically runs 400 mother cows with usually 50 to 60 replacement heifers, bulls and saddle horses. The Sellers enjoy a calf crop in 90% range on their good black cows. Shipping weight is in the mid 500lb range. Hay production on 380 acres of irrigation normally runs 800 to 900 ton range with some increase expected as some alfalfa in the first or early years.

WATER: Wyoming water is adjudicated in irrigated acres, the Weber ranch has water out of the First Mesa Ditch for 275.05 irrigated acres with an additional right from the Savery-Pot Hook enlargement for 165 acres of water.
.The ranch also contains one or both sides of the Little Snake River for approximately two miles through its deeded lands. Livestock water is provided by a number of reservoirs both spring fed and some that retain runoff, along with springs, muddy creek, and tank system put in by the Sellers with six rubber tire tanks with cemented bottoms. These tanks are furnished with water via a well and storage tank with a gravity flow process.

WILDLIFE: The ranch has sufficient numbers of Mule Deer, Antelope, Elk to support some commercial hunting the owners have focused their attention to their cattle and ranching, while one small yearly lease has been in place the could possibly bring in additional revenue if expanded. The normal array of other wild animals native to the area is found such as Ducks, Geese, Coyote's, ECT.

IMPROVMENTS: Two complete sets of improvements are found on the ranch each with its own setting. The original set of buildings overlook the river and grass meadows with mature trees in the yard, a sprinkling system and views of the valley and Bakers Peak to the south, A metal shop/barn and full set of working corrals, all the ties have been replaced with new and the pole gates are now metal hand made gates. As you will find with any part of this ranch owners pride can be seen everywhere as everything works and is in its place.
