LOCATION: This land lies in the “Danforth Hills” a mountain range that runs in a east west fashion. These mountains are a continuous range which starts in Routt County and lies between the Williams Fork and the Yampa River. Wilson Creek is a small continuous flow of water that runs from south to north on and through this property. To locate this land, travel south on highway 789, 23 miles to Moffat County Road # 51 turning right. Following this road will take you directly to the gate in eight miles. You can also reach the property via Moffat County Road. # 57 east to Road. 51 or County Road. #17 south from highway #40 to County Road. 51. You will be just in the middle between Craig, Maybell and Meeker in a triangle. Craig is 25 miles to the northeast. Meeker is 25 miles to the southeast and Maybell to the northwest 25 miles +/-.
AREA PARTICULARS: This area is one of the great places to come any of its four seasons. There is always beauty to behold in Northwest Colorado, Skiing at Mount Werner in Steamboat needs no introduction and is one hour and thirty minutes from the subject. Recreation of all kinds are found in Routt, Moffat and Rio-Blanco counties. Fishing in the Blue Ribbon White River above and below Meeker, or the Yampa and Green Rivers are great fishing and also are in Northwest Colorado. Craig has a population of 10,000, with Maybell having 150 residents and Meeker being home to 3900 full time residents. Air service to the area is at Yampa Valley Regional Airport in Hayden, located between Steamboat and Craig. Both Craig and Meeker have airports that handle private jets. Medical services are found in all of the aforementioned communities except Maybell.
HUNTING: Colorado has always been a main destination of Big Game Hunters, being home to the largest herd of Elk in the world and world class Mule Deer and Pronghorn Antelope. In the past fifteen years the hunting in this area of Colorado has become known world wide and the hunter population has grown to enormous proportions in the Big Game seasons. The pressure on the public lands has grown so great that to insure the quality of hunting trips those able have turned to ownership. This has driven the demand and with it the price of hunting lands to a premium.
WILSON CREEK PARTICULARS: Containing 1683.20 acres the property lies in two counties, 203.20 acres in Moffat and the balance of 1480 acres in Rio Blanco. The terrain is mountainous with cover very suitable to wildlife, from large groves of Quaker Tees to Sagebrush covered parks and Oak Brush pocket and draws. Water is plentiful from several springs and reservoirs and then there are two flowing small streams in Wilson and East Wilson Creeks. These are small but yet continuous. IMPROVEMENTS: The improvements on the Wilson creek property are modest, yet very useful. The hunting house is a three bedroom house and other than hunting season is not used. There is a bunk house and older shop/garage.
HISTORY- PRODUCTION: This land has been used for hunting Mule Deer, Elk and Black Bear. All three species call the Wilson Creek home year around with hundreds of elk being here as the migration and hunting pressures dictate their movement In past years, 15 bow hunters have hunted here on a 5 day hunt basis with all being successful along with rifle hunters numbering up to 20 with those also having great success. Grazing has been continued on a yearly basis of 60
days with a lessee putting 250 mother cows on the property beginning July 1, and removing them August 31.

PRIVATE LEASES: Wilson Creek comes with a surface lease of 640 adjoining acres from Chevron/Texaco, for the purpose of hunting and grazing.
TAXES: Taxes for 2006 were $272.32 in Moffat County on 203.20 acres. $242.92 in Rio Blanco County on 1,480 acres
